Approval Guidelines for Applicants
Before you apply for a lease, please read the following information concerning the approval process. If you have questions, please contact us before applying.
The screening criteria for applicants not using an income-based subsidy/housing voucher is as follows:
An acceptable proposed lease start date.
Combined household gross income of at least three times the monthly rent.
Credit history after a review of specific and relevant items contained in the credit report. Per D.C. Code § 42-3505.10, credit scores raw numbers are not considered - there is no arbitrary credit score number cutoff, however, excellent credit history is still required.
Positive references from current and prior landlords.
Criminal history reviewed on an individualized basis for relevance to resident safety or property security. No blanket exclusions apply.
Eviction and lease-breach history reviewed in accordance with D.C. Code § 42-3505.10. Eviction filings without a judgment for possession, eviction filings older than three years, domestic-violence-related defenses, and lease-breach allegations older than three years may not be considered.
If you are seeking to rent with the assistance of an income-based housing subsidy/housing voucher, the screening criteria is as follows:
An acceptable proposed lease start date.
Rental history that occurred after the applicant first received the subsidy.
Credit history that occurred after the applicant first received the subsidy. Per D.C. Code § 42-3505.10, credit scores raw numbers are not considered - there is no arbitrary credit score number cutoff.
Criminal history that occurred after the applicant first received the subsidy and within the previous seven years.
Eviction history that occurred after the applicant first received the subsidy and within the previous three years.
Income requirements do not apply to applicants using a housing voucher or income-based subsidy. Under D.C. Code § 42-2851.06, subsidy payments must be treated as the applicant’s income. No pre-subsidy rental history, credit history, criminal history, or eviction history may be used in the screening process.

Real Estate Agents/Commission
EASE Property Services only offers commission to tenant's Real Estate Agents if the property is listed for rent on the MLS. If the property is not listed on the MLS, then no commission is being offered.
Housing Vouchers/Income-Based Housing Subsidies
The housing provider will not refuse to rent a rental unit to a person because the person will provide the rental payment, in whole or in part, through a voucher for rental housing assistance provided by the District or federal government.
